Astral Villa is a private three-bedroom, four-bath luxury vacation villa in Coral Bay, St. John, USVI. Perched at 450 feet above sea level on the Calabash Boom hillside, it offers sweeping 180-degree views of the Caribbean Sea and the British Virgin Islands. The entire property is a traditional West Indian style open-air style (a tropical, coastal architectural design, featuring high ceilings and shutters designed to maximize ocean breezes and indoor-outdoor living) with three pavilions designed to bring the outside in at every turn.
The main pavilion features a fully-equipped kitchen, living and dining areas, a fourth bathroom, and a balcony with a gas grill.
The master suite pavilion includes a private bath and outdoor shower for a true Caribbean experience.
The two-bedroom cottage pavilion features an upstairs queen bedroom with a private balcony and a downstairs split king — convertible to two twins — that opens onto an expansive deck.
All bedrooms have ensuite baths and stunning Caribbean views.
The villa offers approximately 2,500 square feet of indoor living space, plus an additional 1,500 square feet of terraces, decks, and balconies.
Astral Villa accommodates up to 6 guests. Rates start at the base rate for 2 guests and increase by $40 per additional guest, per night. Guests who book directly through Astral Villa receive 10% off the base rate and avoid third-party booking fees. Direct booking rates include the 12.5% USVI hotel tax, $350 cleaning fee, and a 10% discount, — so the price you see is the all-in cost.
- Low season (April 16 – December 14): from $571/night or $3,598/week.

Infants under 12 months are not counted in the occupancy total.
The minimum stay is 5 nights. Stays shorter than 7 nights incur a short-stay fee.

A 50% deposit is due at the time of booking; the balance is due no later than 60 days before arrival. A $500 security hold is placed on the credit card on file 3 days before arrival and released 7 days after departure.

If your dates are rebooked, 85% of your rental payment is refunded for the rebooked nights; 15% is retained as a rescheduling fee. We will make every effort to rebook your dates! No refunds are issued within 60 days of arrival.
We strongly recommend travel insurance. Unexpected disruptions can happen, and “Cancel For Any Reason” coverage offers the greatest flexibility. Travel insurance options are also available through our booking system at checkout.
Check-in is at 4:00 PM and check-out is at 10:00 AM.
Every guest is personally greeted by our awesome property manager in Coral Bay and escorted to the villa for a full orientation. We recommend finalizing arrival logistics about a week in advance—ideally planning arrival before dark.
Astral Villa includes a saltwater pool, private hot tub spa, fully-equipped kitchen (stocked with cookware, coffee filters, spices, paper goods, and other essentials), Weber BBQ, washer/dryer, high-speed WiFi, solar power with Tesla Powerwall battery backup, bluetooth speakers, high-efficiency ceiling fans in every room, beach towels, beach chairs, coolers, freezer ice packs, and Roku streaming.
Mid-stay housekeeping is available for an additional fee with at least two weeks’ advance notice.
Yes — a 4WD vehicle is required.
St. John’s roads are steep and partially unpaved, and Astral Villa’s hillside approach is not navigable in a standard vehicle. We recommend reserving a Jeep or 4WD rental as early as possible, especially during peak season.

Coral Bay is the quieter, more local side of St. John — unhurried, surrounded by national park, and a world away from the busier Cruz Bay.
You’ll find beloved local spots like Skinny Legs, well-stocked grocery stores, and a genuine island atmosphere. North Shore beaches like Trunk Bay, Maho Bay, and Cinnamon Bay are about a 20-minute scenic drive.
If you want to experience the real St. John, USVI — away from the crowds, close to nature — Coral Bay is an ideal location.

About a week before check-in, our on-island property manager takes over — a St. John resident for over 40 years who has cared for this villa for more than 15. He personally greets every guest, provides a full property orientation, and is your direct point of contact throughout your stay. Guests consistently mention his responsiveness and personal touch as one of the highlights of the villa.
The property’s multi-pavilion hillside layout includes steps between buildings and outdoor areas. Guests with significant difficulty navigating steps may not be well-suited for Astral Villa. We share this transparency so guests can make the best decision for their stay.
